Are you accredited?

Yes, we are accredited. Being a member of ARLA Propertymark & Independent Inventory Clerks (AIIC) means we adhere to a strict code of practice and bylaws, ensuring professional standards higher than the law requires.

Can I accompany the inventory clerk during the inspection?

Yes, landlords, tenants, or their representatives are welcome to accompany our clerks during the inspection, ideally after the clerk's initial view of the property.

How are your images displayed?

Images are compressed within the report, and you also receive a Google link to the high-definition versions.

Are your inventory reports paperless?

Yes, our inventory reports are paperless, using digital formats that are eco-friendly and easily accessible.

How does the booking process work?

Yes, this is common practice, using the original check-in report as a reference for consistency.

What's the difference between inventory and an inventory check-in?

An inventory is the initial compilation of the property's condition and contents, while the check-in reviews and confirms the current state against that record.

Should I get mid-term inspections for my property?

Yes, quarterly or bi-annual mid-term inspections help you stay on top of maintenance and track condition.

Do tenants need to be present for mid-term inspections?

No, but their presence can be helpful if they have feedback or concerns.

Why use an independent Inventory service?

Do tenants need to be present for a check-out?

No, though they will need to return keys to the agent or landlord beforehand.

Is an unsigned inventory valid?

Yes, tenants and landlords have a 14-day period to respond; no response is generally taken as agreement.
